Your Accommodation in Florence

Residenza Benizzi is a welcoming and elegant guesthouse, perfect for relaxing and exploring Florence

Located on the 4th floor of an ancient 13th-century tower house, the building features a small elevator that starts from the mezzanine level (you need to climb about 10 steps). Due to the original structure of the tower house, the elevator is compact, but it still provides easy access to the residence

The property includes:

    • 2 double rooms
    • 1 single room
    • 1 triple room

  • Common area:

    • Fully equipped kitchen
    • Relaxation area

Every detail is designed to provide maximum comfort in a warm and homey atmosphere

How to Reach Us

The property is located at Via de Guicciardini 28, 50125 Florence, just 15 minutes’ walk from the central train station, Santa Maria Novella

From Santa Maria Novella Station
On foot  only 5 minutes
  1. Exit the station towards Piazza della Stazione/Piazza Santa Maria Novella
  2. Walk straight along Via Panzani, which then becomes Via de’ Cerretani, until you reach Piazza del Duomo
  3. Cross the square and take Via Roma, which will lead you to Piazza della Repubblica
  4. Continue on Via Calimala, then on Via Por Santa Maria, until you reach Ponte Vecchio
  5. Cross the bridge and walk straight along Via de’ Guicciardini
  6. Residenza Benizzi is located at number 28 (black numbering)

By taxi

Taxis are available outside the main exit of the station (Piazza della Stazione side)
The ride takes approximately 10-15 minutes

It is not possible to book a taxi departing from the station. Taxis leave in the order of arrival from the designated taxi stand
During high season, there might be a short wait

From Florence Airport (Peretola – Amerigo Vespucci)

By Taxi

Taxis are available at the airport exit
The ride to Residenza de’ Boni takes approximately 30-40 minutes

By Tramvia T2 + Walking
  1. Take the Tram T2 from the Aeroporto Peretola stop in the direction of San Marco
  2. Get off at the Alamanni – Stazione stop (about 20 minutes)
  3. Enter the station square and walk through it until you reach Piazza dell’Unità Italiana
  4. Take Via Panzani
  5. Continue walking along Via Panzani and follow the same route described above from Santa Maria Novella Station (SMN)

The total journey to Residenza de’ Boni takes about 30-40 minutes

Arrival and Departure

Check-in

From 3:00 PM to 8:00 PM
Check-in is available from 3:00 PM to 8:00 PM, but the exact time must be arranged in advance with our staff, as the property does not have a reception. Check-ins after 8:00 PM will not be accepted unless communicated in advance and may incur additional fees.
If you need to arrive earlier, please let us know in advance: we will assess the possibility based on availability

An extra charge of €50 may apply

An extra charge of €200 may apply, depending on the requested time

When leaving the house, please leave the keys on the table at the entrance
If the keys are lost, a penalty fee of €50 will be applied

Key Collection

Our property does not have a reception, but a member of our team will be present upon your arrival to welcome you and hand over the keys
To ensure a timely and smooth check-in, please inform us of your expected arrival time in advance

Tourist Tax

Upon arrival, the payment of the tourist tax will be requested, which is €6 per person per day, for a maximum of 7 nights
Guests under 12 years old are exempt from the payment

If you need anything else, you can find a list of nearby supermarkets in our app to purchase your preferred items.
Alternatively, since we are in the city center, there are plenty of cafés just a few steps away for breakfast.

Room Amenities

You may have booked:

  • Pitti Room – Double room with a double bed or two single beds, overlooking Pitti Palace and the Boboli Gardens.
  • Santo Spirito Room – Double room with a double bed or two single beds, with a view of the Santo Spirito Church.
  • La Torre Room – Single room.
  • Duomo Room – Double room with a double bed or two single beds, plus the possibility of hosting a third guest with a comfortable sofa bed located in the loft. Offers a view of the Duomo.

Cleaning

The rooms are tidied daily from 10:00 AM to 1:00 PM, unless the “Do Not Disturb” sign is displayed.
The sign must be placed or removed by 10:00 AM

If you do not require cleaning services but need additional toilet paper, you can request it directly from the cleaning staff, available on-site from 10:00 AM to 1:00 PM

To reduce environmental impact, towels and bed linens are not changed daily

  • If the towels are left folded, they will not be replaced
  • If they are left on the floor, they will be changed.

We kindly ask for your cooperation in helping us respect the environment

 

Luggage Storage

You can leave your luggage at the property upon request starting at 10:00 AM, both before check-in and after check-out

To ensure maximum comfort for guests already present, we cannot accept luggage storage before this time, allowing them to rest peacefull

Parking and ZTL (Restricted Traffic Zone)

Our property is located in a Restricted Traffic Zone (ZTL). To access by car, a permit is required

Recommended Garage: Garage Lungarno

The Lungarno Garage is our partner garage and is located just 5 minutes on foot from the property

  • The garage provides a permit to access the ZTL (Limited Traffic Zone)
  • It offers a fixed daily rate for all vehicles, with unlimited access and vehicle pick-up without any restrictions
  • The rate includes unlimited entries and exits from the ZTL for the entire duration of your stay.

Tip: You can book online, which is particularly recommended during high season since spaces are limited. By using the discount code RESIDENZE, you’ll benefit from a special rate

Important:

When you arrive by car, you will pass under active (red) ZTL cameras. Even though the cameras will record your entry, the garage will issue a permit that automatically cancels the fine

Street Parking
  • Street parking in Florence is not free, even outside the ZTL
  • All public parking spaces require payment, with rates varying by zone
  • In many cases, public parking near the historic center is restricted to residents only

Getting Around Florence

The historic center is easily walkable, and many of the main attractions are close to each other

On Foot

Florence’s historic center is a UNESCO World Heritage Site, and walking is the best way to fully experience the city. Most major attractions, such as the Duomo, Piazza della Signoria, and Ponte Vecchio, are just a short distance apart

In Italy, taxis cannot be hailed on the street; they must be called on demand via phone, app, or at designated taxi stands

Public Transport (Bus and Tram)

Public transport in Florence is managed by Autolinee Toscane, offering buses and trams useful for reaching suburban areas or the airport

  • Buses: These are not always ideal for the historic center due to traffic and restrictions but can be helpful for visiting areas like Piazzale Michelangelo or Fiesole
  • Tram: The T2 line connects the city center to Florence Airport in about 20 minutes

Tickets: Cost approximately €1.70 and can be purchased at tobacco shops, at tram stops, or via APP

Bike Rental

Florence has several bike rental services, perfect for moving around quickly and eco-friendly
