Welcome to Le Residenze a Firenze. The use of this website and the services we offer are subject to the following Terms and Conditions. By using our website and booking with us, you agree to be bound by these terms. Please read them carefully.

1. Booking

Bookings at Le Residenze a Firenze can be made directly through our website or via third-party platforms. If you book directly on our website, you will be required to provide your credit card details to guarantee the reservation, which is considered confirmed upon receipt of the confirmation email.

2. Prices

All prices listed include VAT. However, the tourist tax is not included and must be paid upon arrival at the property (see the rates in section 9 below). The prices include exclusive use of the entire apartment for Residenza Covoni and Residenza De Boni, while they include exclusive use of the room and bathroom for Residenza Benizzi. The price also covers all utilities (hot and cold water, electricity, heating, and air conditioning) and final cleaning. The apartments and rooms are equipped with courtesy sets, furnishings, and linens. The properties do not have a reception desk, but check-in assistance and on-call service are available. The management reserves the right to modify prices and offer special discounts at any time without prior notice. This will not affect already confirmed and accepted bookings, for which the cost remains as indicated at the time of booking.

3. Use of the kitchen

  • Residenza Benizzi: A shared kitchen is available, equipped with linens, dishes, and utensils. Guests are asked to respect designated food storage spaces and to leave the kitchen clean after use for the convenience of other guests.
  • Residenza Covoni and Residenza De Boni: These accommodations have private kitchens exclusively for the guests of the apartment, equipped with linens, dishes, utensils, and appliances.

4. Cleaning

  • Residenza Covoni and Residenza De Boni: Cleaning is performed at check-out and is included in the price. For extended stays, an additional cleaning service with linen change is provided every 7 nights at no extra charge. Additional cleaning services can be requested at a cost of €200 per service.
  • Residenza Benizzi: Room tidying is done daily, while full cleaning is carried out at check-out. For extended stays, linen is changed every 7 days. These services are included in the room price.

5. No breakfast service

Please note that none of our accommodations offer breakfast service, nor do we provide any food.

 

6. Cancellation policy, no-show, early departure, and payment charges

  • Free cancellation is possible up to 10 days before arrival. The payment will be charged to the credit card provided at the time of booking on the tenth day before arrival. If the payment cannot be processed, the property reserves the right to cancel the reservation. Please ensure that the card provided is valid and operational on the payment date.
  • After the 10-day deadline, no refunds will be issued in case of cancellation, no-show, or early departure.
    Special rates and offers may have different cancellation policies, as specified in the offer details.

7. Check-in/check-out

  • Check-in: Available from 3:00 PM to 8:00 PM and must be arranged in advance. Since there is no reception service, failure to arrange check-in in advance may result in waiting times. Please notify us if you are delayed.
  • Early or late arrivals (before 3:00 PM or after 8:00 PM): Must be communicated in advance. This service is subject to an additional fee as specified in section 8.
  • Check-out: Must be completed by 10:00 AM. Late check-out is subject to availability and an additional fee, as specified in section 8.

8. Late check-out and early check-in rates

Late check-out and early check-in must be requested in advance and are subject to availability. The costs for these extra services are:

  • Residenza Covoni and Residenza De Boni: €200
  • Residenza Benizzi: €100

9. Payment of additional charges

Any additional charges, such as the tourist tax, for example, must be paid upon check-in. The tourist tax is €6.00 per person per night for a maximum of 7 nights. Guests under 12 years old are exempt from this tax.

10. Unavailability of room/apartment

If, due to force majeure or unforeseen circumstances beyond our control, the booked accommodation becomes temporarily unavailable, the guest agrees to be relocated to an equivalent accommodation at the expense of Le Residenze a Firenze.

11. Forgotten or lost items

Personal belongings left in the rooms will be returned only upon request, with shipping costs borne by the owner. Forgotten and unclaimed items will not be kept beyond 90 days after check-out.

12. Lost keys

In case of non-return, damage, or loss of the keys provided at check-in, a charge of €50 per copy will apply.

13. Parties and visitors

Hosting parties, gatherings, or any noisy activities within the properties is strictly prohibited.
Guests under 18 must be accompanied by their parents, teachers, or other authorized adults. Documentation confirming the accompanying adult’s authorization must be provided.
Visitors are not allowed inside the accommodations.

14. Pet policy

Pets are not allowed in Residenza Covoni and Residenza Benizzi. In Residenza De Boni, only dogs are permitted, with a maximum of two at a time. If you wish to bring your dog, please inform us at the time of booking.

15. Website content

Le Residenze a Firenze strives to ensure that all information provided on the website is as accurate as possible and reserves the right to modify website content without prior notice.

16. Website usage – intellectual property

The content of this website, including images, texts, and other materials, is protected by copyright. Copying, distributing, or using any content without prior written authorization from Le Residenze a Firenze is not permitted.

17. Governing law

These Terms and Conditions are governed by Italian law. Any disputes arising from the use of this website or the services offered will be subject to the exclusive jurisdiction of the Italian courts.
